I'm a Real estate investor new to the middle TN market and am looking to build a team of agents, lenders, contractors etc.

When I was wholesaling, the hardest thing to do was to find reliable contractors who could get the job done and not leave the house a total mess. 

I am confident if I were to have started taking action sooner I would have had many more deals under my belt but I was a knucklehead and was swinging hammers on my fixer-upper instead of hiring a contractor. 

They represent prospective buyers viewing the property as inspectors, contractors, etc.  

Had to go back and transfer $ back and forth.Best name I saw was a contractor that was DFM construction - his name was Jesse so I was like oh what does DFM stand for, he said as a subcontractor its what I want you to do.

I live about 1.5 hours away so I hired this project manager and a licensed contractor to manage the project.  

As a landlord, I verified the work needed by pictures being sent, and arranged for a contractor to go in person who is licensed and insured to give an estimate for the work stating to management company this would likely have to come out of a security deposit.The management company was initially asked prior to me arranging this appointment with contractor, to have someone professional quote the damage, and they disregarded my wishes and without my knowledge, or notifying me, granted consent to the tenant to fix the door " in any way they see fit, and to attempt to fix it themselves to the degree of their liking."

I hired a contractor who was recommended to me from the agency who sold me the home. 

So before you get ready to attempt to rip your Landlord a new one, first go take it up with the local taxing authority, then go have it out with the insurance industry, then gripe to the neighborhood HOA (if applicable), then maybe settle your disputes with Home Depot/Lowes and any and all trade contractors.
