If you let him store stuff, you need to put in writing the final date it's all gone by.I let a good tenant take extra time to move out, and it ended up causing trouble with my new tenants because they felt these "random" people just had access to the property (a duplex).

Don't get me wrong, I personally bought a few homes sight unseen, but these were exceptions - I knew the area extremely well, my local broker has done multiple deals with me in the past so I could rely on his assessment, and I already budgeted $xxx to fix random things that could show up in buying a home sight unseen.I invest out of state.

No major damages, but all kinds of stuff, random people living there, that werent authorized, carpet, stains, and cleaning needed at the least.By the time the tenant moves out, they will owe me about 1300 in rent/late fees.I have a 1k security deposit, that I will be keeping.Considering it is always hard to recover money from tenants, especially degenerate ones, would it make sense, to offer to the tenant, if the place is cleaned, the keys and garage door opener is left, and all stuff is removed, and you are out by the 21st per the judges order(not by a sheriff the next day) that I will drop the damages hearing?

The properties I'm looking at are all very closely regulated by the city and there aren't a lot of random trailer parks around or anything to that effect.

Might be able to randomly find a place in that range, but doubtful there is an abundance of places at or below that price point.For the $750 guys I would not go up to $800 in one shot, especially if the unit isn't top notch.
