They just consider the price of properties compared to what they see around them.In a nut shell, proposition 13 limits the amount your property taxes can increase on a yearly basis. 

I'll just add that with annual fees as low as $100, it really can be a good value proposition for you to have a company provide all of your document updates and ongoing support for a plan that allows you to do so much more than the traditional plans.

You have to understand what you are doing as a wholesaler to be able to articulate that value proposition.

If you are going to look for an investment partner, you need to be able to clearly illustrate the value proposition that you bring to the table - i.e., why should I buy something with you/front you the money to buy something, instead of just doing it on my own and taking 100% of the profit?

@Jay Hinrichs I thought about mentioning 1031, but I figured that goes into the same point about replacing the property I sell. 1031 has some very tricky timing issues and trying to make it work in this environment would be a dicey proposition at best.

Currently I live in Portland OR but I am planning to move back to my hometown of Kansas City in the next six-months, and aside from cold-emailing top developers in KC, any advise on this proposition?

So, to risk maybe a $75 filing fee and hours of my time to have maybe a 25% chance to collect the money back seems like a losing proposition.

With Proposition 13 my property taxes only go up 2% a year.

When I worked in marketing, we always talked about features, benefits, and unique selling proposition for our product portfolio to help the customer understand what they can and should buy.

You don't have a value proposition for them.
