It's a very good strategy as the interest rate is usually lower than anything you'd find with private or hard money.A HELOC is usually an adjustable rate, and if you read the fine print, the lender can usually call the balance due if you keep a balance open for X years (e.g., ten), so it's best used for short-term things like flip financing or BRRRRs, but yes if you have the equity it's a great option.The scenario you described where you're planning to use it for a renovation and will pay it back in 6 months after a refi is the classic one.
