Had a package of 7 properties under contract, after 7 months of going back and forth on price, properties, etc. 

One more thing i noticed in the due diligence package is that, there is an affidavit of lost note.

BiggerPockets sells a Lease Agreement Package for $100 or it's included with an upgrade to PRO (I think).

A third option would be buying a package deal of homes and having them managed.We currently own a 14 unit complex and 5 SFR in the area.

From your experience, are most investors buying residential packages pricing properties at the market value  or are you buying them based on a cap rate based on the rent and expenses? 

A 1031 Facilitator in Sacramento told me the 1031 will likely go away if President Trump gets his tax package through congress.  

Believe it or not you can get this entire appliance package for under $2,000 to $2,500.

Anyway, I received the package and it contained a few books, but mostly audio CD's.

After you hit the maximum, many banks or commercial mortgage brokers will refinance the package of properties (option 2).  

You can get together a package with your last two tax returns, bank/brokerage statements and w2s and that should give them most of what they need unless your financial picture is more complicated.
