Definitely seems like an outfit you may not want to work with for various reasons, but if they closed your first transaction then it seems they're legit...

If you're looking for a bigger outfit I use a couple of others here in SA. 

At our Rental Housing Alliance meeting we just had a presentation from an outfit that uses a crane and drops it into your backyard.

My only issue with using some of these other outfits that are tenant driven is that I do not then get the tenant's SSN for my records. 

What do people think of this outfit and this route of real estate?

Furnishing it, completely outfitting the kitchen with the appropriate kitchenware, providing stream-able televisions or an entertainment platform of some kind, having high speed internet available,  paying all the utilities and having higher management & leasing costs are some of costs you'll incur (if you choose not to self manage).

I have already gotten them a welcome gift bag prior to them moving in- since they just had a baby, I got them a baby outfit, a large wall decal for the nursery, and baby cleaning supply..

They've adopted many of the same strategies to make their cashflow work that are advocated in the Section 8 Bible (the portions I've read at least) and BP Podcast #79, basically outfitting their rentals with the aim of simple and durable.

My guy (a small local outfit will rekey my locks for about $5 each including keys!) 

Now that I went to the trouble of identifying mold testing/remediation resources my tenant -- who asserted that she is living with toxic mold -- has not reached out to those outfits.
