I think there is almost no reason for you to say that it is too complicated when something like a 203k loan can get me a multi family house for a lower interest rate and lower down payment while still being cash flow positive.

However, I think your bigger issue is going to be putting 5% down on a small multi-family.

Must have multi-family zoning and be 500+ feet away from another non-owner occupied STR or you must live in the property for 6 months out of the year.

Thinking of either making it a 4 -7 plex catering toward seniors who retire to the area, want the walkability of a nice DT area, golf, outdoors etc and need a summer home up north close to hospital systems etc.
