The less conservative is: operate as a finder or co-GP but with very good, conservative counsel to keep everyone in the clear.I recommend you read up on "disgorgement penalties", and make sure the sponsors that are recruiting you have done the same, before jumping into this co-GP/Finder ship.

ALL mine are 2, 3 %ish rule, all in 75k, rent will be 1700, All in 90K, rent will be 1800- 2k, all in MH 95k, rent will be 1700ish, 1% is VERY easy.BTW NEVER buy the prop just because its the 1% rule, MASSIVE mistake.

Right now we have it where the agreements shows she's the landlord of her property and I'm the landlord of mine but wondering if there was a way to make it under one individual as the landlord?
