You have to think about the professional tenant, changing the spelling of their names, maiden names, middle names for last names.  

I have made my first big step in this area though as I just booked my flight to dallas for further hands on research.

We are likely going to London in Feb or March to visit (they offered to pay for our flights).It's kinda a messy situation...so regardless we want to do something here ourselves if possible.

@Howard Maidens Rich is correct the contractor doesn't have to be licensed, just a Non-Disqualified third party. 

The problem was that we were due on a flight a few hours later to Europe.

Also, I plan on moving to San Diego area in a year from now, but I will still take plenty of trips back to the mountains (my fiancé is a flight attendant so flying is no expense) So, my questions... 1.

I was just one Maui and rented the Cirrus from the Maui flight academy  landed at Kālu papa and then went over to lanai   and back to Maui with a circle around Molikini etc...

Trying to spread my wings and take flight. 

I suppose it was no coincidence that most of the foreclosures that I saw were in the C&D space and it's also no coincidence that when market cycles mature, capital has a flight to quality to protect the downside.I think the key to surviving the next adverse cycle, whenever that may happen, is to not take on too much debt, stress-test your numbers, and invest in growing markets (where people are moving TO) in good quality properties.
