At 300 a trans fee I was doing that deal for them when they started dropping the ball from either being lazy or not knowledgeable about the current market.Also loved (sarcasm) the agents notices from the GREC that they did not pay their license fees, getting license suspended for child support or student loans issues, not keeping up with continuing education requirements, IRS tax levy notices on their commission checks on closings, etc.100 agent closings at 300 a transaction is only 30,000.

Every year, my homeowner's association has the owners vote to approve a tax resolution that let's the association use a more favorable tax treatment than would otherwise occur if the election had not been madle.If tax returns had not been filed for several years, then I am guessing the association did not make the favorable tax treatment election each year either, which will probably result in some tax levy that could have been avoided.

We also levy a $25/mth administrative fee for collecting partial payments from each co-tenant when leasing the entire premises.Though most of our tenants use e-Transfer, we still accept cheques, but require the tenant provide post-dated cheques for the entire lease term up-front.
