Someone who is or was willing to lay down their life for you will be excused a myriad of sins.

I personally have been running cost plus recently because commodity prices are all over the map and I feel it better aligns my interests with the clients interests (my fee is fixed, so if you choose expensive tile or cheap tile it does not matter to me) 2.

They are composition – I don’t understand why they don’t use concrete tile roofs, well, yes, I do, it’s b/c they aren’t Mediterranean style construction.

I will lay out the details of the property and the city it’s in and what I think about that town.

If it is a suspended ceiling just pop out a tile and use a hammer drill to drill a hole to the outside.

Over the past fifteen years I got new siding,  a new deck and new front porch,  new marble flooring,  new tile flooring,  a new roof,  new front bay window,  some other new windows,  paint, new sink, stove,  hardware in kitchen, and a basement bathroom with granite floor. 

But if you sell your property now and just park your money, you will not see very good returns in any investment vehicle that is liquid and safe.You have a hold of a "golden goose" that will keep laying cash flow eggs and appreciation eggs for a long time. 

I'm looking for any advice, suggestions, do's and don'ts for flipping your first property.Oh and I forgot to mention, I don't have tens of thousands of dollars laying around that I can put towards an initial investment :)Thanks in advance!
