In Santa Cruz County, especially in the mountainous and rural areas, many properties lack the necessary expansion fields (space) due to factors like size, slope, groundwater, and zoning restrictions.

The main issue is most likely lack of insualtion between floors and loose/squeaky subflooring. 

Is it really that good given the high premium and lack of ability to change many options?  

Want to purchase my next preperty (SFH, Multifamily) with creative financing, due to lack of down payment funds required (and the market now is tough). 

If you choose to offer less, they would still be on the hook for the rest of their mortgage and could potentially have more stress because of the lack of collateral.

Essentially, from the buyers prospective, this is a “penalty” paid for either having poor credit (bankruptcy, 90 day lates, overburdened with debt) or lacking income.  

Since then it has been a long process of renovations, dealing with lack of communication from contractors and repairs in the unit that is currently rented.
