the necessary repairs are as follows: water heater missing, furnace looks old. paint all rooms, new flooring needed in most rooms, ( something i can do myself), recondition kitchen, replace entry doors. the house already has a newer roof and newer vinyl siding, virtually no work necessary on the outside. given my rehab skills, nothing will need to be contracted out, so i am able to save a tremendous amount of money on the rehab, which is why the following rehab number is so low.

New kitchen, new FAU, New flooring in main area, 1 new bath remodel and only added a vanity in the second bath.Our target ARV was 285k- We hit our profit criteria at this number.Sale price 305k on 4-15-16Net profit- 35kI didnt have very good before pics- You might notice we used all the same material- paint colors, tile, flooring, kitchen cabs, etc..- Helps keep the decision making to a minimum.

We will be putting $3,700 down, and borrowing $15,000 over 4 years at 5%, which is 4x the interest rate our relatives make on their savings in a bank CD, making both them and us very happy with the terms of the transaction.After closing, we anticipate ~$4000 in rehab costs to bring this very tired unit up to date, which will include refinishing the hardwood floors, complete repainting, new kitchen flooring, new counter top, new appliances, new lights, blinds, fans, toilet, etc.

The 1st floor condo is currently utilized as a commercial office space and the layout is set-up without a full bath, proper kitchen, etc, but just right for a smaller office.The other 2 units are regular condos for families.I'm trying to figure out what option I am better off with:Option 1: Leaving the first floor unit condo as a commercial space, renovating it and trying to find an office to occupy it.orOption 2: Invest in doing a full kitchen and a full bath to make it a proper Tenant rental.Option 1 seems like it will be more economical but there is a risk it will take longer to find an office to rent the space vs a tenant, and the loss I take on finding that commercial renter may offset what it would cost to re-do the whole unit by investing in a full bath, kitchen, etc.I'm also wondering whether I'm better off having all 3 units be tenant-rental condos if it makes it easier to sell down the road or should I just consider keeping 1st unit as a commercial space and take the chance?

For 300k you can possibly find either a duplex or a house that had a mother in law suite or you can go the usual roomate route and share a kitchen and other common areas.

@Enrique Saucedo, I did a substantial amount of remodeling on all of the units.The first 7 units, in Mountain View had essentially the same level of work: New flooring, new oak kitchen cabinets, new granite counter tops, new appliances, new toilets, new tile, grounding of electrical outlets, sheet rock, paint, new fixtures.
