I think it's okay to not have a deluxe backyard, see what the market is demanding.We didn't want to or have the funds to do a full renovation, Here are some things we did when we got our primary ready to rent:-Tore out fiberglass tub and surround in master bedroom-Had new tub and tile surround put in (felt nicer for primary bedroom suite)-New toilets and all new faucets-Hired guy to resurface all kitchen and bathroom countertops-Took down popcorn ceiling and had resurfaced/ painted-Neutral paint and trim throughout (had different colors all over prior)-changed out washer hook-up valves to prevent issues Things I wish we would've taken care of:-regular yard maintenance hired out and baked into rent-LVP flooring throughout (kept mix of tile and carpet)Just did final walkthrough and got keys this morning for tenant moving out.

Lastly, while looking through the County Court Record I found a dismissed Eviction record filed this year Feb of 2024 on the prospect, the address listed on the record for the prospect (Defendant) is the current property they reside in but found another management company (RENU Property Management) as the plaintiff (this one was easier to look up as it operates nationally in several states).I usually have no problem with this as prospects usually reside in a known management company serviced in the area (Most are the typical corporate rental companies like First Key and Progress Residential, and some with the more known local management companies.).

So the play was these fellows would hunt down who lost the house get them to sign a deed over to them for say 500.00 then they would sell this deed for say 5 to 10k and sometimes much more there buy extingishing the redemption rights and the bidder could start right away on rehab etc.. its was just a cash for keys grab..

I’ve seen it happen over and over again.The key is to build slowly and steadly.
