I know a couple of liberal arts grads with $200K debt each and that is sheer foolishness (I really think colleges should have to account for some of the stuff they get kids into).I'd say the first thing is to get together your funds and then call a mortgage broker and explain what you want to do.

I know someone here in the Bay Area doing stated income and no appraisal HELOCs, naturally your credit, etc, must be rock solid for that type of HELOC product.The more liberal the HELOC, the higher the rate.

Also cash buying is so liberating, so speedy, and often times you can get a really good price with those all cash, no contingency contracts, but they are not for everyone, nor appropriate for every experience level.
