Additionally, when borrowing funds through an LLC it seems like the banks make the process a lot more difficult and scrutinizes everything from articles of incorporations, to leases agreements, tax returns, k1’s etc.

Yup... no need for incorporation until you actually start doing a deal.

I work for a DE business incorporating company and you would still need to file taxes in those states that you're qualified to do business in.  

I just haven't found any specific guidance for how to incorporate RE into the calculations.Should I be basing it off net income?

If any changes are made to the form agreement, (1) the logo must be removed, (2) any references to the NC Bar/NC Association of Realtors must be removed and (3) a conspicuous statement must be included clearly indicating that the form has been modified from its original and that it is not a NORTH CAROLINA ASSOCIATION OF REALTORS AND/OR NORTH CAROLINA BAR ASSOCIATION FORM.
