The problems with the UPS PO box are 1) It can only be accessed when the UPS store is open. 2) It would require intervention of the UPS staff to put it in your box, which could create discrepency if a payment comes up missing, especially if the tenant says the payment was cash.  3) It's only one location which may not be convenient to all your tennats, esp if you are talking about low income whomay use publish transportation. 4) A receipt cannot be given.We've even come up with a way to note "received with reservation" on the 7-11 receipts for those tenants our law requires us to do this for in order to maintain possession that the court has granted us.

Pay it back over 6 months . . . not a bad deal - if those groups looks at PM companies . . . .I am just trying to put the pieces together - and working to tie up as little of my personal capital as possible on the front end as this is a distressed sale and to really make this work the way I want I will need a decent amount of cash on hand to fund marketing and staff to get things straightened out on the ground.Any thoughts or ideas would be greatly appreciated.

To me this cuts down my time, and also eliminates the risk of me or one of my staff members meeting someone that they don't know at a property and being assaulted or even worse.

https://www.seattle.gov/cityarchives/exhibits-and-...The man got enough cash together to buy a house, went to court to prove his right to buy outside of the segregated CD, and lost.However, I do doubt the impartiality of studies by the Seattle Office of Civil Rights that claim to show discrimination by property managers.
