Anything outside those three options is fraud...and I don't think you came on a public forum, using your full name, to ask us how to commit fraud.

Normally, using someone else (and not disclosing upfront) to obtain a mortgage while you are the one that intends to own the property and make payments, is a type of mortgage fraud called using a Strawbuyer. 

The loan that I was hoping to use was a Military Choice loan from Navy Federal as they mirror the VA almost identically, except with higher rates.

I'm not a tax professional, but either a) a whole lot of my clients are engaged in tax fraud or b) your CPA is wrong or miscommunicating.
