Two things stand out: Milwaukee has not participated in the exuberance we have seen 2021 and 2022 in many highflying markets like Austin, Boise, Miami etc and second, while most markets corrected a bit during last winter, we have seen steady appreication every single months and eventuelly a crazy hot spring markets, that put Milwaukee at the 7th hottest markets in the US (along with 3 other Wisconsin markets, who would have thought...).On rates I am a bit more optimistic, especially residential rates - banks charge a historic premium at the moment, that will balance out at some point.

It seems to be the hottest market for entry level investors or people wanting exposure when visiting a beach market! 

the hottest area now in Philly in my opinion is West Philly (Cobbs Creek/Overbrook). 

As a investor/contractor  Pueblo Colorado has been one of the hottest cities I have ever done deals in.

It is one of the hottest markets for investors.

@Jerryll Noorden  @Tyler Cody I completely and totally agree with everything Jerryll said.(1) SEO leads (or Google Adwords is about the same) is the absolute hottest lead category.

I think NC is one of the fastest growing, hottest markets in the country right now and in the next 3-5 years you will be very pleased with these properties.

With what seems like the hottest city in the country just over an hour and a half away, Atlanta,  the destination point of Blue Ridge, GA seems to fit well.

The negotiations were pretty simple, as the sellers had failed to get a buyer in 9 months during the hottest market in history.
