I am currently investing in Cape May and Atlantic county.There are tons of ways to get involved and surround yourself with other investors that are doing it and doing it well.Kurt Kwart is an amazing resource that hosts investor panels as well.

Most are GURUs GURUs GURUs - you may not know but the local club that host the GURU, usually gets 50% of the sales after expenses are paid.

The hosts always say to post questions and you'll get answers.

We meet monthly at dinner meetings, and host educational seminars and workshops like Landlord 101 and the Ugly House Tour.  

I understand that this may come with a host of other problems, bad tenants, etc. though.
