Externally it is in really good condition.

(The standards of practice also further cause these things to in a a sense become more illegal, and create harsher enforcement since.)

Sometimes there can be factor of external obsolescence that will keep that part of town from ever being in as much demand as the others, but  more often than not the growth will spread to fill in. 

Transfers between Chase accounts process immediately or within 2 days depending on the amount, time of day, etc otherwise it will take 4-5 days to process with an external bank.

It is a gated community, and has well kept externals (newly paved road & parking; well trimmed yards).

A nice B&H income stream is the ultimate goal here, and long term increase wealth with the B&H assets I plan to buy.My question to the BP Nation is:Which is more important when seeking external funding to fund flips and buy and hold.

Aside from maybe being somewhere near a train station, I cannot think of any positives of being next to an external obsolescence such as railroad tracks.

@Allison Karrels Keep in mind, when you purchase through Turnkey, after your inspection report, most all issues(at least 95%) should be fixed by the seller and this includes not only the items related to the house but also items such as external buildings, fences and potential tree issues.  

I have some external factors at play (i.e. student loans, want to find another live-in-flip, etc.), but I am willing to put a significant chunk into real estate.
