Personally I don't like being more than 20-25 minutes from my weekly activities like work, gym, etc so I think that will help you pick what side of town to live in too.

I also have a gym mat in the living room in addition to the rug. 

There are some nice hotels with a pool, gym and breakfast. 

They usually have a pool, gym, lockers, heated parking, etc. both types can still be very profitable. 

I currently have 5 cars of garage with 3 of them being extra deep  (deep enough to fit a universal gym and cabinets in front of the cars) and they are full of stuff. 

All in cost to build (including contingency and interest reserve) is $177k per unit for 500 square foot units with separate bedroom, full kitchen, and living area, with a pool, gym, laundry, outdoor courtyard, and grilling station.

If the water heater goes out and your family has to shower at the gym or a friend's house, then your tenant can do the same. 

The neighborhood/ hoa get you a gym, pool, playground, etc. sounds like the properties are being marketed to investors, but they get sold over time and the neighborhood ends up being partly rentals and partly owner occupied. 

I'm the common area property manager for a shopping center here in California (my family owns the gym located within the shopping center, gym is currently closed due to COVID, parking lot is empty).I received a call from our landscapers about a man who was harassing them, telling them they can't be spraying weed control whilst people are in their cars with the windows down.I've noted that this car/individual has been there for at least the past month during prior visits but didn't think much of it at the time.
