I agree with @Nicholas L. regarding the house hack strategy. 

I'm indifferent towards the strategy but would be open if approached. 

Work on your credit, and look for a deal that works on any exit strategy.

Would recommend you read a couple books about BRRRR, that will give you the basics and then feel free to reach out.It remains a great strategy, but you have to manage your expectaions.

Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where I think we are in the real estate cycles (financial and physical market cycles)b) Then and only then do I pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.

Have you thought of which states  you will invest in and also the strategy like BRRRR or fix and flip or STR?

Understanding the law can help you decide what strategy you will use for wholesaling.
