You can certainly find good PMs in Columbus - and I would and do recommend my guys all day - but their time is valuable: asking them to drive out there for maintenance, showings, etc will either be a rejected ask or come with a $$expense for their time and gas that quickly scuttles deal economics2.

I’ve had WAY more damage from leaking water supply lines than intention tenant damage, most horro stories are just that.

We ripped out the carpet yesterday, and the wood floors may or may not be salvagable.I opened up the wall behind the bathroom yesterday to chase down a leak, and found some bad plumbing and some mold and rot.

Since it is a 2 story unit I do worry about a leak in an upper bathroom creating problems on both floors.What deductibles do most investors have?
