On the refinance side you don't have any points/fees and depending on the type of loan you refinance that can be a substantial amount.

I do not charge an application fee until I am ready to offer the unit to an applicant assuming that there is no disqualifying info on the credit/background report which I do run even though I don't require good credit.

And a refinance will have fees attached to it which makes this even less attractive.3) Just because you are not a professional test doesn’t mean you can’t add value.
