However, in my experience with evictions, the tenants usually see that they need to get out once the "Pay or Quit" notice is posted - especially if the landlord has already documented everything to the tenant such that the POQ posting is a mere formality.

Would you prefer for the meetup to be nothing formal, just a casual hang out to interact with other investors in the area to discuss deals, hopes, and dreams, etc..... or would you prefer to have a topic to discuss and possibly have someone in the real estate world (bankers, lenders, financial advisors, Inspectors, etc.) come to chat with everyone about what they can do to help and what they look for?
