Your approach of fixing them up nice enough is one of several things some dont seem to comprehend.

It was a lot more money then expected in the fix-up of the Airbnb Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

They paid the rent and you haven't given them an opportunity to fix the other issues.You may want to reach out to more experienced investors to understand what having a rental is really like because what you described is fairly normal. 30% of our portfolio is late every month but your only concern is if they actually pay.

For this one, I'd say a fix/flip is definitely the "easier" way of getting into the game vs. new build but it still has its pros/cons.

You should be able to find one that can explain exactly how they will fix this, how long it will take, and what it will cost you.

Are you more interested in buy + hold or fix and sell?

FInd it and fix it first.The mouse thing is not that big a deal... but it wouldn't hurt to have an electrician go up into the attic and verify that the wiring is ok.
