I'm contemplating whether I want to repaint the exterior though (really want to make sure I get as high of an appraisal as possible).

It's OK if you live in one of the units, but you can't lose money if it's rented out. 4) What's the condition of the apartments/exterior/etc?

Found it on Realtor.com and I negotiated the price down from 385k because there were some minor exterior repairs needed and 1 apartment was vacant and trashed that needed to be fully rehabbed.

I have already changed main entrance/exit exterior doorways to digitized keypad and still has not put prospective tenants minds at ease. please give me some feedback! 

It’s livable as is but needs a full interior cosmetic plus exterior siding.

For your inspection make sure that your contractors and inspector are knowledgeable about Old Louisville specific requirements as it pertains to the exterior of your property i.e. box gutters, wooden windows etc. as this is a designated historic neighborhood those items will need to remain and be maintained.

There is almost an unwritten rule where folks are looking to build new; keep at least two exterior walls up and maintain the footprint to avoid being classified as new construction.

We recommend the following service twice a year: re- seed, fertilize, poison the pine islands, trim shrubs, inspect exterior of home and report any items that need attention.

@Asury Johnson - good questions...I’m walking through the house tomorrow to assess condition - last summer I saw him paint the exterior, install a new roof and AC, and made some interior improvements, too.
