Real estate investing is a team sport and at different points in the game different players will play more important roles.

Also, juggling multiple rehabs often means building a core team of reliable contractors and setting firm project timelines.

Gap funding or junior position funding is highly risky. your team has no real money in the deal..

They should have local options with teams they approve of. 

They will also dictate the terms of the loan, how it's filed, qualifications, etc.However, if you mean PML as in your friends/family that have NO experience in real estate and just have money sitting around...then I would certainly to counsel you to lean on some type of mentor or other experienced investor in Houston on what to do. 

If your listing photos scream executive rental, their placement team may overlook it.

The more experienced they are, the harder it is for them to blame other people.
