I bought a primary residence last October that I planned on renting out come this October (next month) and would love some advice from more experienced folks on my next steps, because I came up with a few options. 

What you’re experiencing is the problems, responsibilities, and negotiations, frustrations, expenses, etc. of being a landlord.  

Base on the information you provided I feel in Canada you are most likely experiencing the same.

An experienced RE investor has a better understanding of what is a sound property, market trends, and how much should be invested to reach your overall goals.I'm not in Georgia, so I can't offer a state specific set of pros and cons.
