In recently decades municipalities have passed lot minimums that render a huge number of the existing lots unbuildable, so they have had to accept grandfathering in a large number of the older lots.

I've closed all the ones I've done this with but locking it up at a good number is most important.I've even found deals by calling on for rent signs in an area and just asking if they would entertain an offer.Ask, text and email.

Sometimes I'll come across agents who really don't know what they're doing. to me getting a license is like passing the Bar exam  it just gives you the right now to learn how to practice law.. just passing the test in RE in no way prepares you to be a good agent / successful agent thats the next step..
