When someone asserts that they own a deceased persons real estate, it's often more revealing about the individual's loud ignorance than rooted in fact.Follow Wayne and Guy's suggestion and let the title company render their opinion of title.

I would suggest looking at duplexes to start (this also entails that you have 2 of everything to consider:  HVAC, water heaters, appliances, etc).Financing is usually simpler for a SFR, in general, which is something to consider.
