The huge 30 x 50 metal shop building is great for man cave, tool storage, or a work shop.

Build a second home and convert this into a 50% office and workshop for your real estate business and 50% man cave. 

Wonder if you could possibly turn it into one of those kinda "man-cave" or "woman-cave" sheds out back?

You should not worry about "being a pain in the a**", this is a legal transaction - free of emotions - which the owner/investor should be delighted to have a solid contract before the project is complete.2.
