First, I really have a hard time believing that rental rates have increased that much over the last several months even though that is what all the evidence is telling me.Second, I'm debating jumping it up all in one year or doing something modified.I know that single family homes for rent are quite difficult to find in our area and in high demand (we get contacts regularly looking for something like this). 

My wife and I were debating on selling our place and renting and the HOA was the determining factor. 

I am beginning to fear she might not even be living there anymore and I'm going to get into some weird common-law tenant/squatter situation with the boyfriend and I've been debating whether to wait til her lease runs out in September and decline to renew it, or go through the hassle of trying to terminate her lease and possibly have her fight it, but either way I don't plan to keep this tenant on very much longer.For now I'd like to send her another email notifying her that I plan to enter her apartment tomorrow (24 hour notice) to repossess the cable box since she has not paid for the service.

Nothing good can come of debating the issue in an open forum where things can be misinterpreted. 

I'm debating on saving for a year which will provide us with 20-25k, then purchase our first rental.

There's a lot of debate among investors regarding the pros and cons of buying in an HOA.
