Value add examples are doing renovations of existing property and/or adding Accessory Dwelling Units (ADUs) whether ground up or converting existing space such as a garage.

Just this week I spoke to one builder who said they can't get the septic systems they typically use which has caused major delays in closing out builds and getting the coveted Certificates of Occupancy (CO's).

It is a coveted property, as they no longer allow building on that side of the road anymore, but we can demolish the existing house and build new so long as it stays the same size as the current building on the property.My question is really how do I even get started in analyzing the property - is there a specific pro forma to assess overseas rental / vacation properties?

Tandem houses and detached accessory dwelling units are also allowed on lots that are at least 150 feet deep.

The JADU MUST be attached to either the main dwelling unit or accessory unit.

Sometimes the zoning and required yards/setbacks are different for the main structure as opposed to an accessory structure like a garage.

I've followed the ADU changes in Portland very closely and am a huge advocate of ADUs (Accessory dwelling units).
