Looking to submit offer on a small 1 bedrm cottage in the country, asking price $37,000.

Every other rental I looked at that was a small, cottage-type property seemed to rent for about $100/night...some less than that.Our property would need about $30K in prep (road, septic, water, and land clearing).  

It's been a hit or miss for me in North Minneapolis and Cottage Grove area.I use Craigslist, but also Housinglink (Also free)It's weird with Craigslist.

All I know, and now think of when I think of LB, is I had the best grilled cheese sandwich of my life at one of those trucks!

I would constantly ask him how he handle this or that. so when he ran Stauffer he said every message that came in was returned same day.. to the extent possible.. with rare exceptions.. then at the end of the day he would take 2 or 3 complaints that came in on their mac and cheese and he would call betty in Des Moines and introduce himself as the president of Stuffer and what can I do to make the mac and cheese better LOL.. that really stuck with me.. he could operate at the highest corporate level but also with the common man.. get to know who his customer was/is.

The effort of AirBnB can be a detractor to that model, but weekly summer rentals are a big market.Ideally, if you can build some smaller "cottages" (think bunkhouse, 2 big bedrooms with space to sleep 4 in each and a decent living area with kitchenette+), you could rent those all summer for some significant rents and then get winter renters in (either locals or college students) to pay the bills all winter.
