My question is, if they find something before the 3 months is up would they forfeit that money?

They have offered to pay the prorated payment for staying through December  18th and forfeiting the security deposit.  

They told me that if the insurance company found out, I could be dropped from my insurance and any claims could be forfeited and breach the contract. 

You can pay the rent until someone else moves in, or pay a lease termination fee and forfeit deposit if that is in the lease or you can just move out and stop paying which likely means you’ll get evicted.I’m a landlord and a tenant and I’ve lived places where crime has been committed right Next to where I live.

My lease says that the tenant forfeits the security deposit if they back out. 

If you commingle deposits with personal funds you forfeit your right to deduct from it for damages.  

If you forfeit the option, then it becomes a deduction.

(not sure what I think of that) If they are approved and then refuse to rent the dwelling, the deposit if forfeited.
