It doesn't matter what the MLS says, it matters what the lender's appraiser it is.....3 units my be up to code/inhabitable, 2 not, county tax records may give you a clue

I currently have Three single family houses which I bought with my own money over the last 5 years they one is worth about 65,000 the other 25,000 and 30,000 I bought them inhabitable fairly cheap I rehabbed them on with my money and physical effort.

However, there is a nice chunk of equity because I never put anyone in over 70% of ARV so even with 1/2 the cash flow, there still is a good reason to invest - they are capturing solid equity at close of escrow and it is something a civilian just has no wherewhithall to do.

Some of the higher ups knew of my troubles and recommended that I talked to a particular Chief in the unit who happened to be a professional financial adviser on the civilian side.

The judges has to rule in your favor unless the living conditions in the tenants apartment is inhabitable ( rats, mold, ceiling falling down, etc).

So my thinking is that with the unit bare and needing a ton of elbow grease to make it inhabitable to a non-smoker, is it wise to also spend a little more on paint and possibly a new bath vanity, bifold doors, etc to try and attract the appreciative tenant?
