Just paint and carpet, maybe.  98% chance you'll get the house back ini same or worse condition.Needs plumbing swap, new breaker box, 200% chance you'll get the house back.I've done note and mortgage (traditional seller finance) and had to foreclose, about $1.5k plus the non-paying months.

Let them know that the day after their deadline, you will have workers scheduled to clean carpet, do work in the home and they must be out. 

All in with new kitchen, hardwood floors throughout the first level, a new fireplace, backyard fence, and new carpeting upstairs are rehab costs were around 25k.
