The heavy cleaning and repair costs after longer stays are definitely pain points but I've seen my clients make it work by screening the tenants more carefully for MTRs, doing bi-monthly checks to catch issues early, and writing clear lease terms about maintaining the property.

This is less one specific question but more of an outline of what I am trying to do in hopes that I can add questions as they arise.

Also, I think, general maintenance is centralized so 1 handyman could care for all units, which makes it easier to manage.

Although not a big deal, my tenant that is renting my property through THD is typically more demanding with an attitude of "I don't care, the insurance company pays for everything".

Cities usually don't care if the OWNER lives in the basement, just tenants.You could use the extra income to offset cost of finishing basement and more.

Not sure if Im over thinking it and people dont care or maybe one I day get a bad hit.

Seller doesn't care they just want the house sold. 

Interesting topic.We had a long term tenant who went from taking good care of the unit to letting it become a pigsty inside and out. 

I did a cash purchase as I'm hoping to do a BRRRR on it so fortunately I don't have the stress of an impending flip (and high interest HM loan) on the line.
