Most recently I am using Fidelity's full view product as they are the broker I primarily deal with.I have some historical spreadsheets on Google drive but they mostly just show monthly pay/bills rather than providing any comprehensive statement of our finances.

Most mortgage brokers offer NonQM you can't go direct.

Also, keep in mind once the rates start falling this fall, in my opinion there is going to be a short lived surge in purchases from pent up demand that people were waiting for.Hope this helps.Also, if you are looking to keep more of your RE Commission DM me, I'm a Licensed Broker in Texas as well.

IDK I am more frustrated with myself than anything, but we have attorneys, realtor, mortgage broker and RE investor telling us this is BS/scam so why am I still pondering on it lol I guess cause they have a hefty $down payment and my CC on file to deducted monthly fee!

@Susie Lowe it is difficult to find real opportunities unless you have boots on the ground or a close relationship with a commercial broker or wholesaler.

It should be very straightforward if you have the proper guidance from a broker or lender.
