In Canada you have much broader latitude in rejecting applicants and if Alberta is the same as Ontario (my sense is it is as Landlord Tenant laws in Alberta are known to be much more landlord friendly than is the Residential Tenancies Act in Ontario) then, and this is a crucial point, you do not have to give any reason whatsoever as to why you are rejecting an applicant.
