Just brainstorming a few here after reading yours.

I think if you just do a little brainstorming and run the numbers, you'll always come out on top if you keep your main thing your main thing.I'm sure you could grow yourself as a professional by also becoming a CPA, an attorney, a loan officer, etc. but you'd probably get better results hiring an expert in those fields when you need them rather than trying to do it yourself.

I've brainstormed briefly and thought about event space too or perhaps a small gym with maybe  a couple tanning beds and access to the pool.

I have ah couple pick out but still brainstorming.
