You have to look at it by city first then block, in some cases, but not county.

It's not really that complicated: Whole House: ADownstairs: BUpstairs: CA has B&C calendars syncedB has A calendar synced (not C)C has A calendar synced (not B)When a reservation is made on A it blocks the dates on both B and CWhen a reservation is made on B it blocks the dates on A which in turn block them on CWhen a reservation is made on C it blocks the dates on A which in turn block them on CIf you sync B's calendar to C and vice versa, a reservation on B would block C which is not what you'd want

yes yes i know void clause. but they have been doing a good job. i still end up going to give it a good clean every so often lawn care was contracted out. the way i see it you ccan pay a student living there and hope he keeps up to it. or find some kid on the block and hopefully spark a little bit of entrepreneur skills.

@Cameron York  any reason you don't want to simply buy performing notes and skip all the brain drain and associated risk and time it takes to do the NPN.from my personal point of view the only reason someone would do NPN is if the had a lot of money and time... because some will be winners and many like talked about up front will be 100% losers.so you need to income average as it were and that takes volume.wereas performing notes done correctly have less than a 5 to 6% default rate and you can make pretty nice returns and sleep well.. and not waste all the time and drama on the NPN side of things.If your going to the Portland BP meetup next Tuesday I will be there we can discuss a little more if you like...

There are openings in the upper west exterior walls where electrical conduit was removed.10.The stucco in these areas has not been repaired to prevent moisture penetration and deterioration.11.The front unit has issues flushing the toilet, which was confirmed with a tenant, so camera scoping of the drain pipes was performed that revealed damages and blockages in the pipes.12.Deferred maintenance on multiple items: cracks around windows and pipes, gas pipes are not supported, pilot lights in heater units were not lit, a water heater unit has no ventilation.I hired a plumber to scope the pipes (please see his report in the invoice attached and photos); a roofing company was hired to assess the damage to the roof above the middle unit only (please see proposed work sheet); a general contractor has inspected the settlement of the wall in the second unit due to the damaged frame.
