Feel fortunate that you didn't overpay in any significant way for the work this plumber did do. 

I feel that should definitely get you the most interested parties seeing it and therefore obtain the highest and best offer terms. 

I could put a down payment for a conventional (20-25%) 550k duplex, but I feel it could hurt my chances of buying as many duplexes in a 5 year period (for example) if I go conventional VS an FHA at 3.5%. 

It has take us 9 years to get our business to a moderate size but making that next jump feels like a stretch!

Jaedon, that’s a question I’ve seen stir up a lot of debate, especially these days when the cost of capital and property prices can feel like they’re arm-wrestling over who goes higher.

Those things won't matter if your business crushes it. i feel like it would matter when those things add up and start tearing at ur profit If banking fees cut into your profit, your profit isn't big enough.
