If they want to sublet or move in more people, those people nee to fill out apps and pay for background checks.You can also use a "no holdover tenancy" type clause which pretty much ends the lease when it ends rather than converting it to month to month.

From friends and colleagues that live/rent in NYC, the bulk of owners/landlords of smaller properties in Manhattan tend to be long-term owners (eg; have owned the property for 20, 30+ years).From an investment perspective, the price in the outer boroughs coupled with the still extremely high demand for rentals makes it a no-brainer if you can afford the entry ticket.

Ashland has always outperformed all the other markets down here; if you can grab something at a decent price in Ashland, it's almost a no-brainer.
