I know cause my mind works in a similar fashion.I'm a major skeptic and analytical but if something is 25% promotion by nature and 75% inspiring that's pretty typical and something I'm thankful for when it comes from a genuine heart ❤️

I spent a lot of time thinking about what you said, whether or not this business is for me.I tend to be as analytical as possible when making decisions, especially when there is emotion involved. 

I also didn't create this to market and sell but to be able to run statistics and analytics for my own real estate investing purposes.

The more you or your management is online 24/7 changing prices when not rented or when snow hits, marketing, using analytics to rise to the top of search, using social media, taking great pictures, answering emails at 2am etc.. the more money you'll make. 

Throughout my career, I’ve noticed a lack of technology that aides in real estate tracking and analytics even up to the private equity and REIT level.

If I had a specific, analytically sound reason to invest in a specific OOS location ("it's cheap" does not count as an analytically sound reason) then I possibly would consider something OOS. 

You can really have fun and geek out with the analytics on FB to optimize your ads to get the most bang for your buck. 

I haven't used all of them but largely I think they lack analytics or scale-able ways to organize larger portfolios. 

Basically, set your criteria for Cash-on-cash return and find terms that make that possible... very simple.We pitch a lot of seller finance deals in our wholesale company and have bought two this year on 0% interest that cash flow like crazy, here's my general advice.When it comes to seller finance, I've found that unless someone is hyper-analytical, it's all about the pitch and framing and less about the numbers.
