I'm a residential not Commercial Broker, but in terms of Broker Requirements, and Commissions there is significant overlap.It sounds like you have completed the licensing requirements for a real estate license / or you are a Licensed Agent, but not affiliated with any Brokerage.

I'm not affiliated any longer (formerly worked for them) but can testify to the superior service and company values.You should get a discount if you refer your other rentals.BTW you never see only ONE roach and that's usually a sign that your tenant is a dirty one...

Join your local Real Estate Investors Association (REIA) that is affiliated with National REIA Go to the National REIA website and they have a tab/page called "Find your local REIA". 

They are experts in doing evictions in the bay area.toddrothbardlaw dot com  no affiliation etc

Typically the management software companies have an affiliate partner as well.Best of luck and congrats!

It's your decision though.Where can I screen tenants:  There are a host of management softwares that work with the same affiliates.
