Looking to offer $165k, 40-50 in renos (65k for cushion), and target sale for $275-285 with direct comps

I’m always looking to connect with like minded investors, especially those targeting the Fayetteville, Wilmington, or Lumberton areas.

I was trained to sell a specific type of insurance in a specific way - targeting high paid professionals who would use it for retirement.  

Which markets are you targeting?

We just had a 100+ portfolio fall apart because of silent seconds upon refi to achieve a bail out. 

Over the past 4 months I sent out about 3,000 letters to a semi-targeted list (2% reponse rate), made 1,000 cold calls (25% response rate), had multiple investor friendly realtors looking for oportunities, and of course checked zillow/realtor daily.
