If you find that the property has some issues(overgrown, broken windows, etc) it might be worth a call to the city to verify if there are any outstanding violations as the fines can accrue quickly.

Veronica, be aware that when you consider buying any junior mortgages or liens that the first mortgage note principal balance, accrued interest and all other sums due for it would have to be paid from the foreclosure proceeds upon confirmation by the judge before the second lienholder gets the first dime, and so forth for thirds, etc.

Keep in mind that most buyers of land will be investors so you will not be able to sell it for the full value as calculated by my technique.I am sure there are better ways to do this but I have never actually invested in vacant land so I just do it to satisfy my personal curiosity about land values in the various areas of Phoenix.

Now, if at the foreclosure auction the winning bid exceeds the amount owed to the bank (and all other lien holders in turn), then there is a requirement to pass along those excess funds to the defaulted borrower (former owner) as the accrued equity that they held.
